What a Leasehold Means for You as a Buyer
Under a ground lease, you purchase the right to use the land, but the municipality or a private lessor retains ownership of the land. You pay an annual ground rent for this, unless it has been paid off for a specific period.
In The Hague, ground leases are common in various neighborhoods, with different terms and conditions depending on the area. So it’s not a matter of a single set of rules, but rather a matter of carefully reading what is stated in the deed of issuance.

The Most Important Questions About a Leasehold Home
Is the right perpetual or for a fixed term? Has the ground rent been bought out, and if so, until when? What happens at the end of the term, and how is the new ground rent calculated then? These are the three questions that make all the difference.
A right that expires in eight years, with a review based on the land value in effect at that time, is very different from a perpetual right with a perpetual, lump-sum ground rent. The monthly payment and the ability to finance the purchase differ fundamentally.
Impact on Your Mortgage
Lenders take a critical look at the remaining term. If it is shorter than the term of the mortgage, many banks will not provide financing or will impose additional requirements. The ground rent obligation also limits the maximum borrowing capacity.
Therefore, before making an offer, have your advisor verify whether the ground lease situation is financeable. As a standard practice, we request the ground lease details as soon as a client expresses serious interest in a home on ground-lease property.

Should I cash it out or not?
Paying off the principal increases the total purchase price but reduces monthly payments and makes the home more attractive to potential buyers in the event of a future sale. Whether this is financially advantageous depends on the lump-sum payment, the remaining term, and the interest rate.
We’ll calculate that for you upon request. In many cases, a perpetual buyout turns out to be more advantageous in the long run, but that is by no means a general rule. The answer varies by location, which is precisely why local advice is so valuable here.
