We work with a fixed rate that we agree upon with you in advance, so you won’t face any surprises. The price depends on the type of property and the purpose of the appraisal; for an average home in The Hague, an NWWI-validated report costs around 850 euros, including validation fees. In most cases, this is because a third party wants to see an objective valuation: your bank when taking out or refinancing a mortgage, the tax authorities in the case of an inheritance or gift, or a court in the case of a divorce. A valuation is also required if you want to co-finance a renovation, because the value after the renovation must be taken into account.

Our appraiser will visit your home and inspect it inside and out: square footage, floor plan, condition, insulation, utilities, and any defects. We will then compare your home to recently sold, comparable properties in the neighborhood and review the land registry, zoning plan, and ground lease status. All of this information is compiled into a report that provides a substantiated market value.

The assessment at your home takes about an hour. Preparing the report and having it validated by the NWWI will take a few more business days after that. In practice, you’ll usually receive the final report within a week of the appointment; if you’re in a hurry, please let us know, and we’ll see what we can do.

If you’re financing the purchase with a mortgage—which is almost always the case—the lender will want to know whether the purchase price is in line with the property’s value. If you’re buying without financing, you’re not required to have the property appraised, but it may still be a good idea: an independent appraisal gives you certainty about the price and any potential defects.

Our appraisals are conducted by a certified appraiser who is registered with the NRVT (Dutch Register of Real Estate Appraisers) and is a member of the NVM. We have our property reports validated by the NWWI, which means they are accepted by all Dutch lenders and by the NHG.
