Introduction & Orientation

A one-on-one consultation during which we’ll discuss your housing preferences, your budget, and your desired location. We’ll give you an honest assessment of what’s available in The Hague and work with you to create a detailed search profile.

Search & Viewing

We actively help you search—even outside of Funda—and will let you know as soon as something suitable comes up. We’ll accompany you on every viewing and pay close attention to the condition of the home, the homeowners’ association, and the surrounding area.

Negotiation & Transfer

We support your offer with recent sales figures and negotiate aggressively on your behalf. We then monitor the conditions precedent, the appraisal, and the closing, right up through the handover of the keys at the notary’s office.

: We work with a fixed fee that we agree upon with you in advance and set out in writing, so you won’t face any surprises. This fee includes assistance with all viewings, negotiations, and review of the purchase contract. You’ll typically recoup part of those costs during the negotiations.
: We’ll work with you to create a detailed search profile, actively assist in the search, accompany you to viewings, and assess the condition of the property and the asking price. We’ll then negotiate on your behalf, review the purchase contract, and monitor the conditions precedent until the keys are handed over.
: You can request a viewing directly online through our listings, or call us at 070 302 25 25. If the property is listed with another real estate agent, we’ll schedule the appointment for you and accompany you on the tour. That way, you can be sure the right questions are asked.
: You’re always free to do that. In practice, however, it rarely yields the best result, because you’re dealing with a professional real estate agent. We’ll back up your offer with recent sales figures from the same street and work with you to develop a strategy—one in which not only the price matters, but also the terms and the closing date.

Once your offer is accepted, there is usually a six- to eight-week period between the signing of the purchase agreement and the handover of the keys at the notary’s office.
