NWWI Valuation: Why Validation Is So Important

What Validation Entails

A validated appraisal report has been reviewed for accuracy by an independent institution before it is submitted to the lender. The NWWI is the best-known of these, but there are several other recognized validation institutions in operation.

The review assesses whether the reference objects used are appropriate, whether the corrections are supported by verifiable evidence, and whether the report complies with the applicable template. The report is assigned a validation number only after it has been approved.

Why banks insist on it

For a lender, the home serves as collateral. A validated appraisal report provides assurance that the value was determined using a standardized method and was not influenced by the interests of the buyer or seller.

This also speeds up the approval process. A validated report is almost always accepted without any additional questions, whereas an unvalidated appraisal often leads to additional correspondence and delays in the mortgage process.

The difference from a valuation

A property valuation by a real estate agent provides an estimate of the property’s market value and is available for free or for a small fee. It’s an excellent way to determine the asking price or to assess whether now is a good time to sell.

It is not sufficient for financing, property division in the event of a divorce, or a dispute with the tax authorities. In those cases, a formal, well-documented, and verified report is required. We make a point of clearly explaining what you need in each situation.

How We Handle It

Because the appraiser must be independent, we do not conduct the appraisal ourselves when we are also involved in the purchase or sale. However, we work with a trusted network of NRVT-registered appraisers in the The Hague region who can respond quickly.

If you are not a buyer or seller with us, our in-house appraisers can still prepare the report for you. In either case, we’ll start with a brief discussion about the purpose of the appraisal, as that determines which valuation approach and report format to use.
